What are the chances of winning NYC housing Connect? ›

The New York Times reported in 2020 that since 2013, there had been more than 25 million applications submitted for about 40,000 units. In 2018, the odds of winning the housing lottery were 1 in 592, the Times reported.

Affordable housing applications are selected for review through a lottery process. If your application is selected and you appear to qualify for an apartment, you will be invited to an interview. That interview is to figure out if you are eligible for affordable housing.

In preparing for the interview you may find that you can't remember everything or when certain events happened. This is not uncommon and it can help to go over some things, such as your housing history, your job history, and your hospitalization history with your caseworker.

Fair Market Rents and Section 8 Landlords

In most cases, the local housing authority, funded by HUD, will pay about 70% of a tenant's rent, while the tenant will pay the other 30%. Fair Market Rents generally determine the maximum rent that a Section 8 landlord will be allowed to charge its residents.

You may be accepted with a FICO credit score of 580 without further review of financial stability. If your score is below 580, you may not be rejected unless you fail to meet other factors associated to eviction/landlord-tenant action and other credit findings.

It may take 2 to 12 months for applications to be processed. If selected, submit eligibility documents Rent or buy if you are eligible. If rejected, challenge via appeal or apply to others.

Under the “80/20” program, 20% of the units in certain newly constructed buildings are set aside for low- and moderate-income households. The rest (the 80%) of the units are rented at market rates.
