NHSSN manages homes for low-to-moderate income families. By definition, a “low-income” family typically earns 80 percent or less of the median family income for an area.
For example, a family of four in Clark County can earn no more than $67,700 to be considered a low-income family.
These income limits vary depending on the size of the family and are adjusted each year.

I acknowledge understanding that my income cannot be higher than the stated Housing and Urban Development (HUD) limits for any given year. If my income is higher than the program limits, I will not be eligible for affordable rental housing.
Household income must be 60% or less of area median income to be eligible for assistance. All families receiving assistance under the Trust Fund must be income eligible at the time of application and throughout the period they receive Trust Fund assistance. Income re-certifications shall occur at least annually.
